Natural Beauty - this is one of the most beautiful places in the world ... enough said!

Climate - our climate includes all four seasons, but mildly so. Our average daily high temperatures range from 48 degrees F in January to 85 degrees F in July ... that's nice!

Moderate Cost of Living - you can afford to live here and live well:

  • Housing - our area offers everything from affordable starter homes, townhomes, & condos to multimillion-dollar mountain estates. Overall housing is quite affordable, with the median Sevier County home sold in 2008 costing $180,044 - that's over 9% less than the national median price of $198,100.
  • Affordable Property Taxes - our county property tax rate for 2009 was $1.54 per $100 assessed. That translates to about $770 annually on a $200,000 home! The municipal rates are also low, ranging from .12 to .77 per $100.
  • No State Income Tax!
  • Low Vehicle Taxes
  • Moderate Utility Costs - we benefit from being located in the midst of the TVA, plus our moderate climate cuts heating and cooling usage.

Education - Sevier County School District serves our area operating 25 schools in grades K-12. Walters State College operates a campus in Sevierville that offers a variety of technical, occupational, and parallel majors. There are several other colleges & universities in our area, including the University of Tennessee.

Transportation - Sevier County is located right in the middle of Tennessee's eastern border with North Carolina, and is within a day's drive of over half of our nation's population. Once you get here, it's easy to get around:

  • Roads - though our winding mountain roads take a bit of getting used to, our road system is well-maintained and you'll soon find it easy to get just about anywhere in our area in a reasonable amount of time. We're also served by three US highways and Interstate 40 if you're heading out of town.
  • Trolley - We also have a convenient public transportation system operated by Gatlinburg and Pigeon Forge that enables you to access much of our area without a car.
  • Air - our local airport, Gatlinburg-Pigeon Forge Airport, serves private aircraft and corporate jets. Commercial air service is available 45 minutes away at McGhee Tyson Airport.
  • Bus - a large variety of charter bus operators serve our area, with Greyhound passenger service available out of Knoxville.
Outdoor Recreation - there are so many opportunities for outdoor fun that our biggest problem is just deciding what to do next! Here are some highlights:

  • Great Smoky Mountains National Park - the nation's most-visited national park; a natural paradise of ancient mountains containing an amazing diversity of plant & animal life in one of the most beautiful settings imaginable.
  • Cherokee National Forest - enjoy hiking, camping, fishing, hunting, mountain biking, whitewater sports, boating and more!
  • Lakes - Douglas Lake is our "home" lake, but there are lots of lakes to choose from within an hour's drive.
  • Rivers & Streams - whether it's whitewater rafting, tubing, flyfishing for trout, or chasing trophy smallmouth bass; our area has an abundance of moving water to suit almost every activity.
  • Golf - the Smokies area has become a favorite destination of golfers everywhere, with 5 courses in Sevier County alone: Eagles Landing, Gatlinburg, Bent Creek, River Islands, and Bays Mountain.
